1. Can I just go look at the house?***We need to get them pre approved for a mortgage or get proof of funds.

2.What is the standard formula that buyers use for making the first offer? Is it 25%  or 30% or 40% less than asking price?***Actually, many homes are selling above asking price right now when involved in multiple offers.  Ask your agent to do a market analysis to know the value of the home your are trying  to purchase and make a “good offer”

3. When I have a home inspection done, doesn’t the seller have to correct everything that the inspector reports?***No. the home inspection is just for you to be informed about the condition of the home you are purchasing and what projects YOU may need to take care of when you own the home.  ***If something major shows up in the inspection that you were unaware of then you could possibly try to negotiate who will take care of it.
